Bristo Place

Explore our recent large-scale restoration project at Bristo Place, where 78 traditional sash and case windows were fully renovated for Edinburgh University (contracted via B&D Roofing). This project involved meticulous repairs, draught-proofing, and ironmongery upgrades—delivering improved energy performance while preserving the original heritage character.

Works Carried Out

Draught Proofing Installation

We fitted new draught-proofing parting beads and baton rods, significantly improving insulation without altering the historic appearance of the windows.

Timber Repairs & Replacements

Rotten timber, including sills, facings, and casements, was replaced using sustainably sourced redwood timber, ensuring structural integrity and longevity.

New Sash Cords & Balancing

All sash cords were upgraded to waxed cotton cords with a nylon core, offering durability and smooth operation. Counterbalancing adjustments were made where necessary.

Masonry Preparation for Stonemasons

We carefully removed old sand mastic and applied expanding foam, preparing the windows for traditional pointing by stonemasons.

Sanding & Surface Preparation

The exteriors of sashes and window cases were thoroughly sanded with a belt sander to remove old paint and achieve a smooth surface.

Priming & Protection

Each window received one coat of primer undercoat, providing a strong protective base before final top coats.

New Ironmongery & Simplex System

We installed traditional ironmongery and a simplex system, enabling the bottom sashes to swing inward for easy cleaning and maintenance.
